Parapet Wall Repairs London

Expert investigation and repair of parapet wall defects to prevent water ingress.

What Are Parapet Defects?

Parapet walls are the low walls that extend above the roof line around the perimeter of a building. They are fully exposed to weather on all sides, making them one of the most vulnerable parts of any building.

Because parapets are exposed on both faces, mortar joints deteriorate faster than on sheltered elevations. Water can saturate the masonry from the top, the outer face, and through open coping joints, then track down the inner face into the building below.

When visible damp appears on upper-floor walls, the source is often a parapet defect. Internal decorating alone does not solve the problem because the source is external. Until the parapet is repaired, the masonry remains wet and internal finishes will continue to deteriorate.

Saturated walls take considerable time to dry even after repairs are completed. Early intervention prevents the masonry from becoming deeply saturated and reduces overall drying time.

Common Parapet Issues

Failed Mortar Joints

Eroded or cracked pointing allows rain to penetrate the wall, particularly on exposed faces.

Open Coping Joints

Gaps between coping stones allow water to enter the core of the wall and track downward.

Missing or Failed Flashings

Where the roof covering meets the parapet, missing or lifted flashings create a direct water entry point.

Saturated Masonry

Prolonged water ingress saturates the brickwork. Even after repairs, drying can take weeks or months depending on wall thickness.

How We Repair Parapet Defects

1

Investigation

We inspect the parapet from roof level, identifying all defects and water entry points. We photograph and document findings clearly.

2

Repointing

Failed mortar joints are raked out and repointed with appropriate lime or cement mortars matched to the original specification.

3

Coping Repair

Loose copings are re-bedded and joints sealed. Cracked or missing stones are replaced to restore the weathering layer.

4

Waterproofing

Where appropriate, we apply breathable waterproof coatings or install new flashings to provide long-term protection.

Frequently Asked Questions

Damp patches on upper-floor walls, particularly near the ceiling line or in corners where internal walls meet external walls, often indicate a parapet defect. If the damp worsens during or after rain, an external source is very likely.
Once the external source is resolved, masonry typically takes several weeks to several months to dry depending on wall thickness, ventilation, and how long the problem persisted. Thicker solid walls take longer.
Often not. Many parapet repairs can be carried out from roof level or using rope access, avoiding unnecessary scaffolding. The best approach depends on the building layout and scope of work. We assess each situation individually.
Yes. We use appropriate materials and techniques for heritage masonry, including lime mortars and traditional pointing profiles. Where listed building consent is required, we can advise on the process.
